Yes. When a job involves structural changes, a new bathroom, electrical or plumbing rough-in or a second suite, we arrange the drawings, pull the permit and meet the inspector. You do not deal with the city.

Yes. You get an itemised written quote with material allowances before demolition. The only things that change it are items you approve in writing, or genuine surprises behind a wall — knob-and-tube wiring, rot, an unsupported beam — and we show you those before we touch them.

For single-room work, almost always. We build dust walls, protect floors and stairs, and clean up at the end of every day. For a full gut renovation we will tell you honestly when moving out for a few weeks is faster and cheaper for you.

A deposit to lock the schedule and order materials, then progress payments tied to completed stages — never to dates. The final payment comes after the walkthrough and after the deficiency list is done.
